Questions
Answers before the sales call
The questions owners, managers and homeowners ask us most, answered the way we would answer them on the roof.
Scope and systems
Scope and systems
What roof systems do you install?
Low-slope commercial systems including TPO, PVC and modified bitumen, plus metal and architectural asphalt shingle systems on steep-slope residential and multifamily buildings. System selection follows the building's drainage, deck condition, rooftop equipment and expected service life, not a single preferred product line.
Do you repair, or only replace?
Both. Most buildings we assess get a repair-versus-replace option set with the cost and remaining service life of each path documented, so ownership can decide on the numbers instead of a sales pitch.
Can you work on an occupied building?
Yes. Occupied commercial and multifamily work is sequenced around operations with resident or tenant notice, controlled staging, daily cleanup and a photo record of each day's progress.

How long does a roof take?
A residential replacement is typically one to two days. A low-slope commercial roof runs from several days to several weeks depending on square footage, tear-off, deck repair, rooftop equipment and weather windows. Your schedule is written into the proposal before work starts.
What does a roof cost?
Cost tracks square footage, system, deck condition, access and detail work, so we do not publish a per-square number that would be wrong for your building. The assessment produces a budget range in writing, and the proposal that follows is itemized.
Is the assessment free?
Yes. The roof assessment and its written documentation are provided at no cost and with no obligation to proceed.

Do you handle hail and wind damage?
We document it. After a storm we perform a condition assessment and produce dated photographs, measurements and a written description of observed damage that you can use however you choose, including with your own insurer.
Do you manage insurance claims?
No. Ledger Roofing does not adjust, negotiate or manage insurance claims, and does not waive, absorb or discount insurance deductibles. We document the roof condition and price the work; the claim stays between you and your carrier.

What do I receive when the job closes out?
A closeout record: pre-work condition photos, daily progress photos, the materials and system installed, corrected details, final photos and warranty paperwork, assembled in one place for your building file.
What warranty applies?
Manufacturer system warranties apply to the installed materials and, on qualifying commercial systems, to the assembly. Our workmanship warranty is stated in writing in the proposal for each project.
Where do you work?
The Kansas City metro on both the Kansas and Missouri sides from the Overland Park office, and greater Houston from the Post Oak office.

Still have a question?
Ask it directly. An assessment request or a phone call gets a specific answer about your building, not a brochure.
